Frequently asked questions
Answers to the questions landlords ask us most often.
Letting your property
Should I rent out my property furnished or unfurnished?
Both are possible. Many international tenants look for furnished or upholstered (gestoffeerd) homes, but the right choice depends on your property and plans. We advise you during the intake.
How much rent can I ask?
That depends on the market and on the rules. The WWS point system determines whether a home can be let in the free sector and what the maximum rent is. We check the points and advise on a realistic rent before advertising.
Do I need an energy label?
Yes, a definitive energy label is required when you let a home. We can check whether you have a valid label and help you arrange one. Read more.
Do you calculate the WWS points?
Yes. We check the WWS points as part of the rental check before letting. Read more.
Is the rent inclusive or exclusive of utilities?
Both are possible. Usually tenants pay gas, water, electricity and internet themselves. If you include any of these, they are agreed in the lease as service costs.
Leases and the law
Which rules apply when I rent out my property?
Dutch tenancy law, the WWS point system and, in Amsterdam, local rules such as permits and buyout protection. Since 1 July 2024, an indefinite lease is the standard for new tenancies. Read more.
What is the notice period?
A tenant can give notice at any time, with a notice period equal to the rent payment period (usually one month). A landlord can only end an indefinite lease on grounds set out in the law, with a notice period of three to six months depending on how long the tenancy has lasted. If the tenant does not agree, the court decides.
What if I want to live in my property again later?
Tell us during the intake. The type of lease determines your options, so it is important to choose the right one from the start. Read more.
Costs
Which costs does the tenant pay?
Usually the tenant pays the user-related costs, such as utilities and the municipal waste levy. The owner pays owner-related costs, such as property tax (OZB), insurance and VvE contributions. The lease sets out the details.
Can I require professional cleaning at the end of the lease?
The lease can require the tenant to return the property clean. If this is not done, cleaning costs can be deducted from the deposit, based on the check-out report.
